Here’s a common “tax hack” people talk about in UK property investing 👇

You’re buying a £100,000 investment property.

With the 5% additional property surcharge, Stamp Duty Land Tax = £5,000.

But instead of buying the property directly, you buy the shares of the limited company that owns it.

Stamp Duty on share transfers? Just 0.5%.

That’s £500.

On paper, you’ve “saved” £4,500.

But here’s what most people don’t tell you…

When you buy a limited company, you inherit its history.

That means:
 • Any incorrect tax filings
 • Undeclared liabilities
 • Director loans
 • Accounting errors

So now you need:
 • A corporate solicitor
 • A chartered tax advisor
 • Proper due diligence

By the time you’ve paid those professional fees, you could easily wipe out the £5,000 you were trying to save — and still be taking on extra risk.

For larger purchases, where the Stamp Duty saving might be £50,000+, the structure can absolutely make sense.
